In town, the market has remained steady. We saw 8 homes sell in Q1—exactly the same as Q1 2024, and up an incredible 300% from Q1 2023. That’s a healthy indicator that buyers are still active, even as they become more selective.- Average YTD Sale Price: $780,000 (up 6% year-over-year)
- Days on Market: 35
- New Listings: 18 (an 80% increase)
- Inventory at End of March: 16 homes

The rural areas around Golden are just as active—though we always have to remember that rural stats can swing quite a bit due to property variety. Only 4 rural homes sold in Q1, which is consistent with last year. But the average YTD sale price is up 13%, now sitting at $1.21 million.- March’s Notable Dip: One sale at $714,000 brought the March average down by 51%
